Overview
If you rent your second home out as a holiday let, we have specific services available to help with all aspects of your rental property. We oversee the general upkeep of the property through our regular service management, regardless of whether you have guests. In addition to this we will manage all aspects of each change over for you and your guests.
What is included in the management fee?
This is a set monthly management fee and covers the following:
- Key holding
- Our time on site for regular property inspections interior and garden, resulting in an emailed update to the client.
- Carrying out small household maintenance or repair/replace jobs..
- Management of household waste and recycling.
- Co-ordination of bookings with letting company.
- Management and co-ordination of trusted contractors and trades to carry out all services required.
- On call service (7am - 9pm) for clients (emergency call outs charged separately).
We will check the property using a detailed checklist. We will provide you with any relevant updates, such as any damage to the property and make arrangements to remedy any issues that arise.
The exact cost will vary depending on size, scope and location of property.
What is included in the changeovers?
Every property is different and so the service we carry out are bespoke but any or all of the following can be included in a set fee per changeover:
- Inventory checklist
- Housekeeping
- Hot tub maintenance
- Welcome hamper
- Meet and greet guests
The prices for the set change overs fees vary depending on the size of the property and exactly which services are required.
Additional services
These can be agreed regular services or completed as and when required but are priced additionally to the change-over fee.

We will meet you at your property to discuss exactly which services you would like to be included for each changeover and for us to assess the size and scope of the property. From this we will then send over a quote for your set changeover and monthly management fees.
